RENTAL QUALIFICATION
The following qualifications must be met in order to be considered for a lease. Please review the following items prior to completing an application.
Tenant Qualification & Application Criteria
To ensure a smooth application process, please review our requirements carefully. We use text and email as our primary forms of communication. All applications are processed in the order they are received fully completed.
1. General Requirements
- Age: Every occupant aged 18 or older must submit an individual application.
- Application Fee: $35.00 per person (covers credit and background check).
- Renter's Insurance: Mandatory for all residents.
- Smoke-Free: No smoking of any kind is permitted inside the home.
- Animal Policy: No pets allowed.
- Service/ESA Animals: Required documentation (government determination, disability benefits, or health care professional info) must be provided.
2. Income & Employment
- Minimum Income: Gross monthly income must be at least 3x the monthly rent.
- Verification: Must provide two months' proof of income.
- Eligible Sources: Pay stubs, Section 8/Housing Vouchers, Child Support (min. 6 months proof), Food Stamps, SSI/Disability, or signed offer letters on business letterhead.
- Ineligible Sources: Unemployment, cash/under-the-table pay, stipends, student loans, or bank statements.
3. Credit & Financial History
- Score: A satisfactory score of 620 is required.
- Exceptions: Can be made with a co-signer (750+ score required) or a secondary applicant in good standing.
- Collections: Collections on open or closed accounts can result in denial (medical collections under $10k are exempt).
- Public Records: * Chapter 7 Bankruptcy: Min. 24 months since discharge.
- Chapter 13 Bankruptcy: Min. 12 months since discharge.
- Foreclosure: Generally 36 months since discharge.
4. Rental & Criminal History
- Rental History: Must provide proof of satisfactory rental history for the last 2 years. Outstanding balances with past landlords or creditors will result in denial.
- Criminal Background:
- Automatic Denial: Registered sex offenders, active/pending criminal cases, convictions for violent sexual crimes, weapons charges, or methamphetamine manufacturing.
- Felonies: Any felony conviction within the last 7 years will be reviewed. Denial still applied for crimes listed under “Automatic denial”
The Application Process
Free Initial Form: It is free to fill out the application online at www.renewalrentals.com. We collect credit card info but will not charge you until a preliminary check is passed. Recommended to make an account and save your work every few minutes. You will receive a conformation email if it was submitted successfully.
View the Home: You must attend a scheduled open house.
Background/Credit Check: Once you authorize the final check, the $35 fee is processed.
Approval: Upon approval, you have 24 hours to provide the FULL security deposit and 1st-month rent.
Lease Signing: The lease, deposit, rent and fees must be completed within 24 hours of receiving the lease. Note: If the lease is not signed, the deposit is non-refundable.
Frequently Asked Questions (FAQ)
How much is the deposit? The security deposit is equal to 1.5x the monthly rent (e.g., $1,000 rent = $1,500 deposit).
Is there a cleaning fee? Yes, a non-refundable fee of $250–$300 is required to cover professional carpet/flooring cleaning upon move-out.
How do I pay rent? All payments (ACH, EFT) must be made online via the Tenant Portal. We do not accept cash or paper checks.
How are maintenance requests handled? All requests must be submitted online through your Tenant Portal. Emergencies will require a call to the main number provided.
Do you inspect the homes? Yes. We conduct maintenance inspections up to 2x per year to ensure the home is clean, tidy, and well-maintained.
What happens at the end of the lease? We will hold open houses twice a week (1 hour each) to show the property to future residents.
Will you hold a house? We will not be able to hold a house.
Will you call prior landlords? Yes we verify ownership and do call prior landlords.
What will happen if I have an animal? Esa are the only allowed animals by law. You may be terminated from the lease and have a $500 pet fee plus back rent for the pet. Plus any damages that are present.
