RENTAL QUALIFICATION

The following qualifications must be met in order to be considered for a lease. Please review the following items prior to completing an application.  

 

  • You must make your rent payments online using the tenant portal website.

 

  • Renewal Rentals LLC will use text and email as the best way to communicate. 

 

  • Monthly income must be 3x times the amount of rent for rentals with a monthly rent of $1,000 or less. $1,000 x 3x= $3,000 a month in income. The landlord will also consider all of the tenant’s available sources of income in reviewing the application. Two months' proof of income is required.

 

  • Applicants must be over the age of 18. 

 

  • Must be in good standing with your landlords on record. The Landlord will carefully consider your application based on a review of your prior rental history and references.

 

  • Applicants must show positive current payment history and a satisfactory credit score of 620. Collections on open or closed credit accounts are a denial. Medical collections under 10k are accepted. A minimum of 24 months elapsed from a Chapter 7 bankruptcy discharge, a minimum of 12 months elapsed from a Chapter 13 bankruptcy discharge, and generally 36 months elapsed on any foreclosure discharge.  **We encourage applicants to have a 620 or higher credit score, however, exceptions can be made with a co-signer or secondary applicant in good standing.

 

  • Proof of satisfactory rental history in the immediate past two years must be provided. If an applicant has any outstanding Landlord-Tenant obligations, small claims, and/or account balances with any past Landlord(s), the application will be denied.

 

  • All applications received on a property will be submitted for approval once ALL items are provided to create a complete application and in order to which they were received completed by the Property Manager.

 

  • Co-signers must also pass all qualifications, create an application and sign a lease. 

 

  • PETS ARE NOT ALLOWED

 

  • NO SMOKING OF ANY KIND INSIDE THE HOME.

 

  • One application PER PERSON over 18 years of age is required. $30.00 APPLICATION FEE 

 

  • Renters' insurance is required.

 

  • If the application is not complete or an untrue fact is found; this will result in a denial. 

 

  • Housing vouchers must be included in the application

 

  • After the application has been received if we need any additional documents, questions, or verifications needed you will have 24 hours to respond via email.

 

 

 

APPLICATION PROCESS

IT IS FREE TO FILL OUT THE APPLICATION ONLINE! WE DO COLLECT CREDIT CARD INFORMATION BUT WILL NOT CHARGE THE CARD UNTIL THE FOLLOWING IS COMPLETED. 

  1. Read the entire qualifications required.
  2. Fill out a completed application online.
  3. A preliminary application check is completed.
  4. You see the home during a scheduled open house. 
  5. Approval of credit and background is completed by the applicant. 
  6. Approved background and credit check. 
  7. Once approved you have 24 hours to provide FULL deposit and 1st-month rent.
  8. Completed lease signing within 24 hours of deposit. 
  9. Homes will not be held. 

 

FAQ:

  • RENT: As advertised.

 

  • DEPOSIT: Month and a half of the rent. So, $1000 rent is 1.5 X $1000 = $1500.00 Deposit

 

  • NON-REFUNDABLE CLEANING FEE: Is between $150-$300 COVERS PROFESSIONAL CARPET/or FLOORING CLEANING ONL. THE PROPERTY MUST BE CLEANED WHEN YOU MOVE OUT

 

  • APPLICATION/BACKGROUND FEE PER PERSON OVER 18: $30 EACH

 

  • RENTER'S INSURANCE IS REQUIRED 

 

  • RENT PAYMENTS ARE ONLY RECEIVED ONLINE VIA CREDIT CARD OR BANK TRANSFER.  ACH OR EFT

 

  • ALL APPLICATIONS MUST BE COMPLETED TO PROCESS. IF ITEMS ARE REQUIRED THEY WILL BE COMMUNICATED VIA EMAIL

 

  • YOU MUST MAINTAIN A CLEAN AND TIDY HOME, WE INSPECT HOMES FOR MAINTENANCE AND TO ENSURE THE HOME IS IN GOOD KEEP BY THE RESIDENT. WE INSPECT OUR HOMES UP TO ONCE A QUARTER

 

  • ONCE YOU ARE APPROVED YOU HAVE 24HRS TO PROVIDE THE DEPOSIT TO HOLD THE HOME. IF YOU DO NOT COMPLETE THE LEASE SIGNING THE DEPOSIT IS NON-REFUNDABLE.

 

  • WE DO PERIODIC INSPECTIONS TO MAINTAIN OUR HOMES. ANY REPAIRS OR DAMAGE WILL BE REPAIRED or CHARGED FROM OUR INSPECTIONS.

 

  • AT THE END OF THE LEASE WE WILL HOLD OPEN HOUSES TWO TIMES A WEEK FOR 1 HOUR A PERIOD.

 

  • SECTION 8 AND OTHER VOUCHERS MAY BE ACCEPTED ON APPROVED HOMES ONLY. WE WILL NOT HOLD PROPERTIES FOR APPROVAL.

 

  • ONLINE PAYMENTS ARE REQUIRED AND YOU WILL NEED A BANK CHECKING OR SAVINGS ACCOUNT TO MAKE PAYMENTS. 

 

  • THE TENANT PORTAL WILL PROVIDE YOU WITH YOUR LEASE LEDGER AND LEASE INFORMATION.

 

  • MAINTENANCE REQUESTS MUST BE MADE ONLINE.
